This is a contract for the construction of a barn at 9 Chestnut Street in the village of Napgrove in Bree-land by Byrge son-of-Bysir son-of-Thrasir and the dwarves in his employ.
By signing this contract, the dwarves identify themselves as the Dwarves and agree to build the barn as the contract specifies.
By signing this contract, Leoffrith son-of-Leoffler and Lumina wife-of-Leoffrith identify themselves as the Residents and agree to pay the Dwarves as specified.
The barn shall have a stone foundation, a stone-walled cellar, and wooden upper storeys, when applicable. The exact layout and features will be discussed between the Residents and Dwarves and verbally agreed upon, with revisions, when judged reasonable by all parties, allowed.
The Dwarves shall not begin construction until the Residents pay the Dwarves [⋯] silver pennies. After one sennight, and every sennight thereafter that the Dwarves are present and working, the Residents must pay the Dwarves [⋯], until the Total Sum of [⋯] has been paid. If the Dwarves complete the barn before that Total Sum has been paid, the remainder must be paid to them then.
The Total Sum includes the cost of materials and of food and drink for the Dwarves, which the Dwarves must source and transport.
Should one of the Dwarves be injured at work, the responsibility for paying any healers’ fees shall be the Dwarves’. Should the Residents or any of their animals enter the work site before its completion and subsequently be injured, the Dwarves shall not be responsible for paying any healers’ fees.
No date of completion is guaranteed for the barn. If the Residents judge the Dwarves to be working unacceptably slow, the Residents may terminate the Dwarves’ employment. If the Dwarves’ employment is terminated, no more of the Total Sum need be paid, but the Dwarves shall not refund what the Residents have already paid them.
